Timber harvesting

We manage the entire harvesting process, from planning and carrying out the work to timber sales. The landowner’s income is based on the actual volume of timber harvested, rather than a fixed estimate of the standing timber. Our approach is fully transparent, with no hidden margins or additional revenue streams. Any bonuses paid by timber buyers are also passed on to the landowner.

The landowner’s objectives are at the centre of the process. The owner is involved in key decisions and can, if desired, follow the different stages of the harvesting operation. We provide regular reporting throughout the process.

Silvicultural Works

We advise and assist landowners in establishing and managing the next generation of forest. We organise the necessary work at the right time, in the right place and using appropriate methods – from site preparation and planting to young stand maintenance. Where applicable, we also help landowners identify suitable grants and, with authorisation, apply for them on their behalf.

Forest Valuation

We assess the value of forests and forest land based on the property’s expected productivity over a 20-year period. Our valuation takes into account the condition of the forest, stand composition and age, potential harvesting volumes, planned forest management activities, and the associated income and costs.

The valuation provides an overview of both the property’s current value and its economic potential. It may be required, for example, when providing collateral value to a bank, buying or selling a property, dividing assets, or making long-term forest management decisions.

Land Improvement and Drainage Works

We help plan and manage ditch renovation, drainage system maintenance and other works aimed at improving land use and productivity. For each project, we assess the expected impact on the property’s productivity and calculate the economic viability of the proposed works. Where applicable, we can also assist with applications for grants available for land improvement works on forest land.

Forest Land Management

Forest land management is a service where the landowner entrusts the day-to-day management of their properties to Woodstem. We add the property data to our management system and regularly monitor the condition of the forest through both remote sensing and on-site inspections.

Based on the needs of the property and the landowner’s objectives, we make recommendations for necessary works. The landowner always decides which activities to approve, and no work is carried out without the owner’s consent. We also assist with grant applications, prepare regular reports and maintain a complete record of all work carried out on the property.

The landowner’s income is calculated based on timber sales revenue, less the direct costs associated with the harvesting operation and the agreed service fee.

Woodstem’s service fee is an agreed percentage of the harvesting revenue after deducting the costs of harvesting and timber transport.

This means that the better the timber sales price we achieve and the lower we keep harvesting-related costs, the higher the income for the forest owner – and the higher Woodstem’s service fee.

Before any work begins, Woodstem prepares a detailed budget for the landowner. Based on this, the owner can decide whether the proposed timber prices and harvesting costs are acceptable.

If the owner decides to proceed, an agreement is signed setting out all terms related to the work.

If desired, the owner can monitor the progress of the harvesting operation throughout the process, including harvester measurement data, forwarding records and timber transport documents. Settlement is based on the timber volumes measured at the sawmills.

At the beginning of each month, we provide a report on timber sales results together with a comparison against the original budget.

The final payment is made once the work has been completed and the actual timber volumes, sales revenue and costs are known. The final amount may differ from the initial estimate if the actual harvesting volume, assortment of timber, sales prices or operating costs differ from the original forecast.

In addition to the service fee, there may be direct costs associated with the work. These depend on the location and accessibility of the property, the condition of the forest and the scope of the work.

The main costs and principles of the work are agreed with the landowner before the work begins.

We can provide an advance payment of up to 70% of the landowner’s estimated income stated in the preliminary budget.

The final settlement is made after the work has been completed, the timber has been sold and the corresponding payments have been received.
